retail in that area will just get crushed.  I honestly think they could tear the whole thing down and make money with a city block of condos

Hard to keep building the team business when you're in smaller temporary digs (EagleBank Arena? Ha!) for at least three years. No one does that except for an emergency situation; it's always moving immediately from old to new.

You can’t really tear down an arena of that size and rebuild a new one in a 3 month off season. Arena projects are generally multi-year constructions.

Ahh. As someone else alluded to, anywhere you go is going to be smaller and likely older. Ticket revenue is not the #1 driver of revenue but it is one. I’m not saying a team couldn’t do it but no one really does unless they find themselves in a boondoggle (see Arizona Coyotes).
Xfinity Center at UMD fits nearly 18K but it's pretty far from Virginia. It does have acres of parking and dedicated Metro shuttles but they would also have to contend with UMD basketball, plus it's not outfitted for hockey.

Yup. But if they're planning to move to Virginia, I doubt they'd move to Maryland temporarily.

Is it really that out of date? I went a few years ago to a wizards game and hung out in a Box and it didn’t seem that bad?!
